Vita T1 is a significant residential project located off Water Street, featuring over 1,600 bed spaces in shared accommodations alongside studio flats. This ambitious development represents a £190 million investment in the city and aims to foster regeneration through high-quality residential offerings.

Challenge:

The Vita T1 building required a comprehensive and reliable façade maintenance solution due to its size and height. Ensuring safe and efficient access to the building’s numerous elevations for both routine and emergency maintenance posed a significant challenge. Safety, accessibility, and compliance with stringent regulations were essential considerations in designing the system.

Solution by Rostek UK:

Rostek UK was tasked with delivering and installing a fully powered ROS 4.2(1.8) Building Maintenance Unit (BMU) for Vita T1. The system was tailored to meet the project’s unique requirements, incorporating the following features:

BMU System Specifications:

4.2m Luffing Box Jib: To effectively reach and access different building elevations.

Power Traverse & Slewing Turret: Allowing controlled movements and precise positioning.

3.0m Cradle with Enclosed Sides: Equipped with a rear confidence rail and a Safe Working Load (SWL) of 250kg (2 persons).

Integrated Secondary Hoist: Capable of handling an additional 200kg load for enhanced operational flexibility.

Roof Trolley Mounted Control: Facilitating ease of operation and ensuring smooth navigation across the building’s façade.

Fully Counterweighted Design & CE Marked: Conforming to EN 1808 standards for safety and durability.

Track System and Fall Protection:

A 120m-long Galvanized Steel Twin Track, set at an 1800mm gauge, supports and guides the roof trolley. This track, installed by Rostek UK, is supported at 2.0m maximum centers with specialized stainless steel anchor bolts to ensure stability.

Capital Safety ‘Dbi Sala’ Horizontal Fall Protection Cable Systems: Three stainless steel cable systems totaling approximately 31m on the high-level roof, supported by galvanized steel posts bolted with resin anchors to the roof structure.

Additional Mansafe Provisions: Utilization of “beam trolleys” on the inner line of the BMU track to ensure safety at the low-level roof.

Implementation:

The installation of the ROS 4.2(1.8) BMU system by Rostek UK was executed with precision to ensure maximum operational efficiency and safety for ongoing maintenance tasks at Vita T1. The system’s full integration allows maintenance crews easy and safe access to all building elevations.
